Lend Lease gets green light for Elephant & Castle tower

Lend Lease has won planning permission for a 37-storey residential tower and a £20 million leisure centre at its £1.5 billion Elephant & Castle regeneration scheme.

Southwark Council gave permission for 284 homes at St Mary’s Residential and a state-of-the-art community leisure centre to the west of the site.

The redevelopment of the leisure centre cam from the land sale of the St Mary’s Residential development. The redevelopment will also include 12,000 sq ft of ground floor quality shops, restaurants and creative business space.

The 0.56 hectare Zone One residential building and adjacent four-storey pavilion will set a new benchmark in quality design and sustainable urban living, it said.

Rob Deck, Lend Lease’s Elephant & Castle project director, said: “The decision to give the go ahead for our St Mary’s Residential plans is the most significant milestone to date in the £1.5bn regeneration of Elephant & Castle.

“The development will offer exceptionally located homes which put sustainability, comfort and modern lifestyle at the heart of the design. St Mary’s Residential is also a bold visual marker for the wider regeneration of the area.”

Work is set to start on the homes start next summer, with completion expected by December 2015. The leisure centre is planned for completion in autumn 2014.

The facilities include a 25m swimming pool, learner pool, four badminton courts, gym, two fitness studios, crèche, café and indoor cycle studio. The St Mary’s Residential and leisure centre developments will also be set adjacent to an improved community park and significant improvements will also be made to the public realm and pedestrian connectivity.

The project has been designed by award-winning architects Squire and Partners,

There will be an outdoor living space for every apartment (many with a planted garden space); drainage systems that re-use rainwater for landscaping and water features; ventilation that provides 100 per cent clean air inside the homes; and the latest technologies to supply clean and efficient energy, water and power.

Lend Lease is also delivering The International Quarter – the new £2billion commercial district at Stratford City on the Olympic Park – in partnership with London and Continental Railways.
